LaScala Apartments use what is called RUBS for the majority of utilities outside of in-unit electricity. RUBS stands for Ratio Utility Billing System, and is used to split costs fairly amongst residents based on apartment size and number of occupants. Once a utility invoice is received, the management team runs it through the formula and adds the charge to residents’ portals accordingly. Invoice copies are available to residents upon request. Electricity for each apartment is based on an individual meter and is to be paid directly by the resident.

Yes! Pets and support animals are welcome. Our pet policy includes a two pet maximum, $25 monthly pet rent for the first pet and $15 pet rent for the second, a $400 security deposit increase for the first pet and a $200 security deposit increase for the second.

We do have a small parking lot with designated rentable spaces attached to the property. Please inquire about current availability. There is also street parking, as well as spaces for current residents at Betts Parking Lot (at the corner of SW Betts Ave and SW Farmington Rd.)

There are several factors taken into consideration for qualification. We do require a minimum monthly combined household gross income of 2x the monthly rent. This can vary depending on your credit and rental history, as well as if you have a pet or not. Without any increases, the standard security deposit for a 1-bedroom unit is $600 and for a 2-bedroom is $800. For pets, there is a $400 security deposit increase for the first pet and a $200 security deposit increase for the second.

Once you are a resident, you will have access to an online portal. Through the portal, you will be able to see any balances due, your payment history, etc. You will also be able to submit payment online, set up auto-pay, submit maintenance requests, etc. We also have an after-hours emergency line (503) 841-5923. If you prefer to pay by check, please contact your property manager to receive instructions on how to address the check and more.
